Nearly two years ago, the biggest thing happening on the stretch of Pine Ridge Road near U.S. 41 was a bowling alley closing. Bowland Beacon, a longtime fixture just north of the intersection, shut down and was razed in late 2024. For a while, that corner was just a cleared lot you drove past on the way to somewhere else.
That corner is now a construction site for a six-story hotel. A short drive west, the Bed Bath & Beyond that sat empty at Airport-Pulling isn't one big vacant box anymore. It's a working grocery store with more retail space filling in behind it. And further west still, a Naples car dealership that's operated out of a shared lot for years is pouring the foundation for its own 12-acre campus.
None of these projects talk to each other on paper. But look at them together and a pattern shows up: Pine Ridge Road isn't absorbing new construction on raw land the way North Naples usually grows. It's recycling the corridor's aging single-tenant boxes into something with more going on per square foot. If you live on one of the neighborhood's oversized lots and treat this road as the route to everywhere else, that shift means fewer reasons to actually leave it.
The corner that used to be a bowling alley
The most visible project is also the one furthest from finished. On January 28, 2026, McCabe & Sons Hospitality broke ground on The Carnelian, a 70-key luxury hotel with an attached private membership club called Sterling's, on the former Bowland Beacon site at 5400 Trail Boulevard, just north of Pine Ridge Road and across U.S. 41 from Waterside Shops. The project is slated to open in late November 2027, which means it's a fixture on the horizon rather than an amenity you'll use this season. But it tells you something about how the corridor's owners are betting on this intersection: not as overflow parking for Waterside, but as a destination in its own right.
The empty box became two stores instead of one
The more immediately useful change sits a short drive west, at Ridgeport Plaza on the northwest corner of Airport-Pulling and Pine Ridge. The anchor space that Bed Bath & Beyond left behind didn't get backfilled by a single replacement tenant. It's being split to host two national retailers, and the first one opened this past May: a 24,491-square-foot Sprouts Farmers Market, the specialty grocer's second Collier County location after its original store at Logan Landings. If your weekly grocery run has meant a drive toward Mercato or further south, this is now a closer option that didn't exist a year ago.
The second half of that space hasn't been announced yet, but the leasing pattern is the thing worth noting. A single vacant big box is being treated as two smaller, higher-turnover retail opportunities rather than waiting for one large tenant to fill it. That's the same logic showing up a few blocks away.
Goodlette Corners quietly filled in
At Pine Ridge and Goodlette-Frank, the shopping center known as Goodlette Corners has been adding tenants one at a time rather than all at once, which is probably why it's easy to miss how much has changed. The Good Feet Store opened there on December 31, 2024. A Generator Supercenter, described by its own president as America's largest Generac dealer, followed roughly six months later. Barron Collier Companies, which owns and manages the center, framed the additions as filling out an already broad mix:
"With its convenient location and a diverse tenant mix, the center continues to be a popular destination for shopping, dining, and personal services."
That mix, as of this year, includes:
- South Street City Oven, Bar & Grill (pizza and wings, a regular stop for locals watching a game)
- Five Guys and Nothing Bundt Cakes
- Pure Barre and Sports Clips
- Sushi One and Naples Wax Center
- Third Federal Savings & Loan and One Main Financial
None of these are new-to-Naples concepts. What's changed is the density. A shopping center that used to have gaps now runs close to full, which is part of why a drive down this stretch feels different than it did two years ago even though no single addition looks dramatic on its own.
The block that already had your Sunday morning
Not every change on Pine Ridge Road is new construction. Some of it is a business you already know, sitting in a plaza you didn't realize had more room.
Restaurant Bonjour, the French bakery and bistro at 2099 Pine Ridge Road known for baguettes flown in from France and a traditional onion soup, is closed for the summer right now, with a reopening set for October 1. That's worth knowing if you've driven past this month wondering why the lights were off. What's less obvious is that Bonjour sits inside Orange Pine Plaza, the same retail center currently marketing available suites to new tenants between Airport-Pulling and Goodlette-Frank, with roughly 64,000 vehicles a day passing the frontage. A restaurant you already treat as a fixture is, on paper, one tenant in a center actively recruiting more.
On the other end of the corridor, the oldest recurring event here hasn't changed at all, which is its own kind of news. The Pine Ridge Road Farmers Market runs every Sunday, year-round, from 9 a.m. to 1 p.m. at the corner of Pine Ridge and Livingston, in the shopping center anchored by Starbucks and First Watch. It's pet-friendly with a straightforward leash policy, and it's stayed exactly the same size and schedule while everything west along the corridor has been under some form of construction.
What actually changes for a Tuesday in October

The Genesis of Naples dealership is the clearest example of the corridor's momentum. The Zellers family, who've operated dealerships in Collier County since 1973, broke ground on a standalone 12-acre campus in early January after years of what the family described as site-access complications. Until it opens, Genesis will keep operating out of its shared space with Tamiami Hyundai on Airport-Pulling. It's a small detail, but it means the corridor is absorbing investment even in categories, like auto retail, that don't usually cluster this tightly together.
Put the table next to your own week and the pattern gets concrete. Sunday morning is the farmers market at Pine Ridge and Livingston, same as it's been for years. A weeknight dinner can now be South Street's wings at Goodlette Corners or, come October, French onion soup at Bonjour, both inside plazas that got fuller without you noticing. Grocery runs have a new option at the old Bed Bath & Beyond box. And by late 2027, there's a hotel bar within a few minutes of the neighborhood that didn't exist when most of the current residents moved in.
None of this required a single new road or a fresh subdivision of retail land. It required owners looking at boxes that were already there, already visible from Pine Ridge Road, and deciding to split them, refill them, or replace them rather than let them sit. For a corridor that's spent years functioning mostly as the road you take to get somewhere else, that's a real change in what a normal week here looks like.
