Which markets are positioned for the fastest rebound?

  • Naples is primed for the strongest recovery. Luxury buyers and a high cash-share buffer against rate volatility, and inventory has begun leveling.

  • Marco Island follows closely—limited land and steady second-home demand make it resilient.

  • Bonita Springs & Estero are re-pricing now (prices easing, days on market higher), which often sets up a clean rebound once financing/insurance improve.

  • Sarasota/Manatee should see steady—not dramatic—growth, with balanced inventory and active sales.

  • Fort Myers & Cape Coral will likely lag as abundant supply and insurance costs weigh on price discovery.

  • Charlotte County faces the slowest path to recovery, with higher months of supply and heavy builder competition.
